The Central Lakes Association of REALTORS® just released their May market stats, and while the headlines talk prices and percentages, here’s what we’re seeing on the ground across the Kawarthas and surrounding regions.
Buyers + Sellers Are Waking Up
With summer right around the corner and the Bank of Canada holding steady at a 2.75% overnight rate, there’s a growing sense of cautious optimism. Translation? More listings, more activity, and more choice.
That’s good news for buyers who’ve been waiting for the right moment—and for sellers ready to get moving.
Kawartha Lakes: More Listings, More Opportunity
In Kawartha Lakes, we saw 104 sales in May—just a slight dip from last year’s 111. Average prices dropped to $758,025, down from $852,273 in May 2024. But here’s the part you should really pay attention to:
Inventory is up.
406 new listings (that’s a 19% increase)
641 active listings total (up over 16%)
That means buyers have more options—and sellers can stand out by pricing right, staging well, and marketing smart (that’s where we come in).

Peterborough + Northumberland: Holding Steady
In Peterborough, the market stayed steady with 195 sales, just shy of last year’s 201. But average prices are up—from $737,942 to $778,527.
Homes are spending a little longer on the market (28 days vs. 25), but they’re still moving. This signals a balanced market where the right properties—priced and marketed properly—are seeing results.
Northumberland County is showing promise too:
158 homes sold, up from 146 last year
Prices averaged $690,187, slightly lower than last year
Inventory’s up nearly 20%—giving buyers a better shot at finding their perfect fit

Beyond the Kawarthas: Durham, Hastings + PEC
Looking beyond our immediate backyard:
Durham saw 850 sales with an average price of $905,702. While down slightly from 2024, listings are way up—48% more active listings, and 18% more new listings.
Hastings County sales climbed 23% year-over-year—clear proof buyers are still eager to call this area home.
In Prince Edward County, sales stayed flat, but the average price dipped to $727,981, making it a more accessible option for those chasing that charming, small-town lifestyle.
